Three tips for maintaining a flat roof

No matter what type of roofing you have on your flat roof, you’ll want to extend the life of your roof. To do this, here are some practical maintenance tips that can add years to the life of your roof. These tips apply to most flat roof coatings: asphalt and gravel, elastomeric membrane, TPO (thermoplastic polyolefin) membrane, and EPDM (synthetic rubber) membrane.

 

1. Inspect the roof twice a year: in the spring and fall.

A regular visual inspection of every corner of your roof will allow you to recognize anomalies and make the necessary corrections quickly. In many cases, this routine maintenance will help you avoid major repairs and extend the life of your roofing.

  • Check the condition of the membrane and note the areas that need repair: loose pieces, wrinkles in the membrane, cracked joints, or the presence of bubbles on the surface;
  • Check for water on the surface of the roof. Inspect the roof’s drainage system if rainwater persists on the surface after a few days. Poor drainage causes water to seep through the roof cracks and causes significant damage to the internal structure of the roof. Ensure that a protective grid covers the drain.
  • Check the condition of the chimney and the brick joints. If necessary, make the required corrections.

2. Clean the roof surface.

  • Clean any accumulation of debris on the roof surface and around the drain: branches, leaves, moss, dust, etc. This debris could damage the roof. This debris could damage the membrane, block the roof drain, or cause overflow onto the exterior walls;
  • Clean the inside of the gutters. It is important to remove the debris that accumulates in the eavestroughs to prevent them from overflowing and causing water infiltration through the roof;
  • Check the ventilation of the roof.

Make sure the roof ventilation is adequate. Clogged air vents prematurely wear out the roof covering. Conversely, proper ventilation helps remove moisture from the attic’s interior and helps preserve the materials’ life.

 

3. Repair or renovate your roof.

For residential or commercial flat roofs, the elastomeric membrane is now a great success with architects and construction contractors. It requires little maintenance if properly installed and offers an excellent lifespan of up to 30 years.
