Spot the signs of aging on your roof in the spring

If not, you’ll need to watch for signs of aging. After several years, it is normal to think about re-roofing, even if you have taken good care of it.

1.  Surprises in the attic

In the attic, mold that appears as large brown spots, often associated with bad odors, clearly indicates aging. These signs should not be overlooked.

2.  Insulation as an indicator

You have noticed that your electricity bill has increased. You have more difficulty heating your home in winter. It could be that your roof insulation is more vulnerable. Over time, the materials are less efficient and facilitate air infiltration.

3.  Shingles and tiles in bad shape

Changing a tile or two from time to time is normal and part of regular maintenance. However, if many tiles or shingles are broken, peeling, or missing, you must face the facts. Also, if mold has started to work on more than one tile, you will need to take action.

4.  Corrosion

Metal roofing generally has a longer life span. However, sooner or later, you can’t escape the corrosion and rust that will eat away at your roof. If you have not been careful enough, corrosion may set in more quickly, especially if you are in the shade and have tree branches touching the roof.

5.  Bubbles or multiple cracks in the asphalt

When bubbles form on multi-ply roofs or asphalt shingles, it is a sign that the asphalt may be missing gravel, but it is also a sign that the asphalt is tired. After several years, the asphalt will become more brittle and will have been subjected to freezing and thawing, especially to the sun. It will have cracked or punctured. Even with liquid asphalt, you cannot escape general wear and tear.

6.  The aging elastomeric membrane

The decreasing density of the granules on the whole surface is a clear sign of aging. Climate and weather weaken membranes after several years. Check with a roofer if your membrane needs to be replaced.
